Reasons You Should Fall In Love With Somerset Alabang Manila.

My first visit to the Somerset Hotel was during the time that I needed a venue for one of my marketing activities. I remember when I entered the lobby area, the staff were very courteous and polite. That was the time that I said to myself that I would go back there.

Gotcha! I needed to book a staycation, and I immediately prioritized Somerset. I booked at www.booking.com. We took advantage of their hotel promo with a free buffet breakfast. We stayed there from June 24 until June 25.

We had a great night at Somerset. Their rooms are very clean and feature contemporary interiors with modern amenities. You will find a laundry basket, a laundry bag, a bathrobe, a flat iron, and an ironing board. Their CR has their own bathtub and shower.

By the way, Somerset was located in the vibrant Filinvest City in Alabang. It is very accessible from the airport. Makati is 16 kilometers from Manila, which is 21 kilometers away.

The tempting choices of food in the buffet breakfast were so enticing that I was unable to taste all of them, but of course I wasn't able to take pictures because I was so hungry after my 30 minutes of swimming and playing at the pool.

Other amenities are the following: a fitness center, a residents' lounge, and a cubby playroom for kids. They also offer a host of business support facilities such as function rooms, a boardroom, and serviced offices that are ideal for business travelers.

DOCUMENTS REQUIRED FOR OFW HOUSING LOAN THROUGH BANK FINANCING

In my more than 10 years in the real estate industry, I have always encountered questions about what requirements they're going to submit, especially those buyers who are working abroad. That's why I listed below all the documents that are needed to comply with the housing loan.


1. STANDARD DOCUMENTS


a. 2x2 Pictures of Principal Buyer/s (PB), Spouse, Attorney In- Fact (AIF) (a person authorized by the principal buyer to transact on his/her behalf).

b. 2- Government Issued Valid IDs of Principal Buyer/s, Spouse, and Attorney In- Fact with 3 specimen signatures

c. Proof of Billing (last 3 months)

d. Birth Certificate and Certificate of No Marriage Record (CENOMAR) or Marriage Certificate 

g. Signed Bank Forms (will be provided by the Developer's Office or from the Bank where you will file the housing loan)

h. Copy of Passport with Entries

i. Seaman's Book (if Seaman)

j. BIR 1904 Form (You may download the form at https://www.bir.gov.ph)


2. MAJOR DOCUMENTS

a. Certificate of Employment with Compensation (COEC)

It must be original and consularized at the Philippine Embassy of the country where the Principal Buyer (PB) is working.

b. Latest Payslips (last 3 months)

c. Contract of Employment

d. Proof of Remittances (last 6 months)

e. Latest Bank Statement or Photocopy of Bank Book (last 6 months)

f. Special Power of Attorney (SPA Form) 

The SPA form will be provided by the Developer's Office. It must be signed by the PB, spouse, and their assigned AIF. The SPA form must be original and have it consularized/notarized.


What is a Consularized Special Power of Attorney in the Philippines?

A Consularized Special Power of Attorney is a document that gives authority to the tasked person to carry out the signing of documents (e.g., loans and contracts), receiving of bank loan proceeds, as well as the execution or the signing of the contract of sale and deed of absolute sale on behalf of the client, in this case, the OFW. Source: https://ofwmoney.org/consularized-spa/


Or have it notarized upon submission if the buyer is still here in the Philippines.


What makes a Consularized Special Power of Attorney different from a Notarized Power of Attorney?


A Notarized Special Power of Attorney is a SPA that is signed in the Philippines. It is typically signed by the OFW during his/her stay in the Philippines, but then the OFW won’t be able to carry out a transaction, such as the obtainment of a bank document, as he is due to go back abroad at an earlier date.

Many locally employed Filipinos wanted to avail houses and lots through bank financing. What are the documents they need to submit? I made a list for them to know. I categorized it into two types:


1. Standard Documents

a. 2x2 Pictures

Market Basket, Modern Dampa: Alabang's Best Event Venue for Birthdays, Gatherings, and Company Activities.

Being the person in-charge of organizing marketing events for sellers and brokers of my company is very challenging. I need to look for the best and proper venue with a reasonable price but with the best quality of food and services. I ended up in Market Basket, Modern Dampa at the River Park, Festival Supermall, Alabang, Muntinlupa City. Upon my ocular visit, their staff were very accommodating and courteous. They gave me their list of menus and showed me the place for my activity. By the way, I'm organizing the 1st Quarterly Awards for Sellers and Brokers. During our activity, the staff were very helpful, especially their manager, Mr. Rod. The venue was so perfect for dining.
