Five Advantages of Buying a Ready for Occupancy Unit

DEFINITION OF TERMS

- A pre-selling refers to the stage when a real estate developer is already offering or marketing properties—either condominiums, townhouses, or houses and lots—before their actual completion. Source: Merits of buying pre-selling units

- A ready-for-occupancy unit refers to units that are readily available and you can instantly move into upon payment and completion of the necessary documents. Source: 5 Reasons Why It’s Wise to Buy Ready-For-Occupancy Unit

ARYA SINGLE DETACHED HOME IN DASMARIÑAS, CAVITE

Real estate is indeed one of the best investments, especially here in the Philippines. That's why Filipinos, especially those working abroad, prefer to buy properties that are perfect for their needs.

Why offer Ready-For-Occupancy Units?

1. Your buyer will immediately see the actual turnover of the unit. There's no need to imagine the quality of the house. They will see it right then and there.

2. This is the best kind of unit to offer to a buyer who wants to move in immediately once the payments and documentation are settled.

3. The majority of developers provide significant discounts on RFO units. This is the best chance to use it.

4. Utilities like water and electricity are available. There's no need to wait for it.

5. Since the unit is RFO, your buyer can invest in it. They can sell it or lease it out.

Purchasing an RFO unit may cost more and require a significant amount of down payment, but with all these advantages, it can be a good idea to offer this to your buyer.

15 TIPS FOR INCREASING REAL ESTATE SALES AND REFERRALS

by Emily O. Nuguid

I've been working in the real estate industry for more than 12 years, and I handle real estate brokers and salespeople from north to south. I can say that I am very much aware of the attitudes and techniques of how they can communicate with their prospective buyer during their site presentation, negotiation, and closing. From my observations, I have finally come up with these tips.

1. Be very observant and keen on some important details given by your prospect buyer.

2. Ask right away who the main buyer is, where he or she is now, and with whom you are speaking. In this situation, you will know who you are going to deal with.

3. When you call the marketing staff of the developer, be sure that you know what you're asking for.

4. Always be ready to have a copy of marketing collateral, especially the latest inventories, because you will never know when your client will call you. The marketing staff of the developer nowadays send a jpeg copy of their inventories; save it immediately on your mobile phone.

5. Don't make it a habit to change your mobile number and e-mail address. Your previous buyer won't be able to contact you for their referral. You will lose a very great opportunity to have a new sale.

6. Make friends with the marketing staff of the developer so that they will immediately recognize you when you call them.

7. Be polite when you ask questions of the marketing staff of the developer. Remember, you are the one who needs information for your prospective client. Act professionally. Don't be so boastful.

8. Don't lose contact with your previous buyer. Call or text them, "Hello." If they have complaints about their house, it's better to assure them that you're there to help them.

9. If you requested a tripping vehicle from the developer, make sure that you informed them a day before your scheduled tripping. In this case, marketing staff will have enough time to arrange the schedule of their tripping vehicle.

10. If you're not familiar with the subdivision and you have scheduled tripping, visit the site one day before your scheduled date. Don't make yourself look empty- headed in front of your prospective buyer. You might get the best chance to close the sale if you do that.

11. Become familiar with Facebook Messenger, Viber, Skype, and other internet communication tools. Remember, it's 2020 now and some of your clients are working abroad.

12. Know and learn how to dress professionally when you have a client meeting. Let your buyer think that you're equipped with information so that they will trust you.

13. Attend seminars for personal development. Don't be stuck with your current knowledge. Explore.

14. Be very friendly and patient when it comes to assisting your buyer. Remember, you are the one who needs them most.

15. Know the latest buyer's promo so that you know what to offer. Remember, some of the buyers are looking for discounts and freebies.

I think I've listed the 15 most important things to consider as a real estate salesperson. It's up to you how to react. If you have comments, suggestions, or violent reactions, feel free to leave your message below.

I hope those things will help you to become a very reliable, friendly, and professional real estate salesperson. For more real estate advice, please send a message to my personal Facebook account, EMILY NUGUID or send an e-mail to eonuguidrealty@gmail.com.

DOCUMENTS REQUIRED FOR OFW HOUSING LOAN THROUGH BANK FINANCING

Image credit to Community watch PH (www.kwentongofw.com)

In my more than 10 years in the real estate industry, I have always encountered questions about what requirements they're going to submit, especially those buyers who are working abroad. That's why I listed below all the documents that are needed to comply with the housing loan.

1. STANDARD DOCUMENTS

a. 2x2 Pictures of Principal Buyer/s (PB), Spouse, Attorney In- Fact (AIF) (a person authorized by the principal buyer to transact on his/her behalf).

b. 2- Government Issued Valid IDs of Principal Buyer/s, Spouse, and Attorney In- Fact with 3 specimen signatures

c. Proof of Billing (last 3 months)

d. Birth Certificate and Certificate of No Marriage Record (CENOMAR) or Marriage Certificate

g. Signed Bank Forms (will be provided by the Developer's Office or from the Bank where you will file the housing loan)

h. Copy of Passport with Entries

i. Seaman's Book (if Seaman)

j. BIR 1904 Form (You may download the form at https://www.bir.gov.ph)

2. MAJOR DOCUMENTS

a. Certificate of Employment with Compensation (COEC)

It must be original and consularized at the Philippine Embassy of the country where the Principal Buyer (PB) is working.

b. Latest Payslips (last 3 months)

c. Contract of Employment

d. Proof of Remittances (last 6 months)

e. Latest Bank Statement or Photocopy of Bank Book (last 6 months)

f. Special Power of Attorney (SPA Form)

The SPA form will be provided by the Developer's Office. It must be signed by the PB, spouse, and their assigned AIF. The SPA form must be original and have it consularized/notarized.

What is a Consularized Special Power of Attorney in the Philippines?

A Consularized Special Power of Attorney is a document that gives authority to the tasked person to carry out the signing of documents (e.g., loans and contracts), receiving of bank loan proceeds, as well as the execution or the signing of the contract of sale and deed of absolute sale on behalf of the client, in this case, the OFW. Source: https://ofwmoney.org/consularized-spa/

Or have it notarized upon submission if the buyer is still here in the Philippines.

What makes a Consularized Special Power of Attorney different from a Notarized Power of Attorney?

A Notarized Special Power of Attorney is a SPA that is signed in the Philippines. It is typically signed by the OFW during his/her stay in the Philippines, but then the OFW won’t be able to carry out a transaction, such as the obtainment of a bank document, as he is due to go back abroad at an earlier date.

For a housing loan, the income of the buyer must be sufficient for the amount of house they're purchasing.

I heard some feedback from some brokers and sellers that most of the schools have fewer enrollees. Maybe it's just because only a few parents and students knew about the benefits of this course. It's about time that we, from the real estate industry, work together to disseminate information about this course.

Things to Consider Before Buying Your New House

Many of you are interested in investing in your new house and lot, but there are some important things you need to consider before buying?

1. Salary/Income
- For Bank Financing, you need at least 30% for the Net Disposable Income (NDI).

2. Marital Status
-It is important to declare immediately to your agent your marital status. If you're annulled, you must submit annulment papers.

3. Age
-Mostly, for bank financing, 65 years old is the last age. If you're 55 years old when you apply for a housing loan, the approved term is 9 or 10 years only. We suggest that if you have a qualified income, it is better to buy your house when you're still young.

4. Credit Card/Other Loans
-It must be in good standing. If you have a canceled credit card or a problem with other loans like a car loan, it may affect your bank loan application.
